Listing Coordination

$150 per listing (all states)

  • Handle all documentation from the beginning to MLS live

  • Create Brokerage file and upload all necessary documents

  • Coordinate all pre-listing activities (photos, stager, disclosures including sellers statement, include/exclude and condo or HOA docs (if applicable)

  • Create the offline  listing in MLS and prepare for going live

  • Upload photos to MLS

  • Upload disclosures, floor plans, condo docs, and any requested documents to MLS

  • Pull Deed to verify ownership

  • Due Diligence (all online searches only - if available for your state)

  • Order Home Warranty

  • 1 Year of Additional Support:  including smokes (MA only), final utilities, price change paperwork, coordinate scheduling of new photos if needed, a reminder to you of expiration to listing agreement)

  • Payment due upon submission

Document Preparation

$50 per listing or buyer

  • Provide all required state, brokerage, and MLS document prep

  • Coordinate client signatures on the above docs

  • ONLY the initial required documents included

  • Payment due upon submission

Agent Responsibilites

  • Constant Communication with TC, co-broke and affiliates

  • Reviewing all correspondence that they are copied on

  • Obtain any quotes for work needed

  • Schedule inspections as needed

  • Negotiations - including repairs, price changes, appraisal shortfalls, closing date changes, or delays

  • Notify ALL parties immediately should the transaction cancel or terminate

  • Advise clients on all major decisions, contractual obligations and delays or changes to original offer/timeline

  • Review Commission Statement and CD/ALTA/HUD for accuracy

  • Pay for listings at time of submissions, contract to close work within 7 days of closing
