

Listing Coordination and Doc Prep Services

We handle all the details from the start of your listing to when it goes live on MLS, including writing property remarks. Here’s what we provide:

Create your brokerage file and upload all required documents

Obtain all necessary signatures from seller

Coordinate pre-listing activities, such as scheduling photos, stagers, and gathering disclosures (including seller’s statement, include/exclude forms, and condo or HOA docs, if applicable).

Build your offline listing in MLS, preparing it for launch

Upload photos, disclosures, floor plans, and any requested documents to MLS
-
Unfortunately, we cannot provide in depth room by room details since it's difficult to determine what materials are used through pictures

Pull the deed to verify ownership (availability varies by state)

Conduct due diligence through online searches (availability varies by state)

Order a home warranty if needed

Additionally, we offer 1 Year of Support after your listing goes live, including assistance with smoke certificates (MA only), final utilities, price change paperwork, new photo scheduling, and reminders about listing agreement expirations

Please allow a minimum 48-hour turnaround from submission, which may take longer during busy summer months

What's the Agent's Responsibilities (in all states)?
Here's a list of requirements for ALL agents during all transactions (listing coordination and contract to close):

Maintain constant communication with your TC, co-broke, and all affiliates
-
Review all received correspondence so you are up to date at all times with the details of the transaction

Obtain necessary work or repair quotes

Schedule inspections or contract work when necessary
-
Manage negotiations for repairs, price changes, appraisal shortfalls, closing date adjustments, and more.

Promptly notify all parties in case of transaction cancellation or termination
-
Advise clients on important decisions, contractual obligations, and any changes to the original offer or timeline
-
Review Commission Statement and CD/ALTA/HUD for accuracy
-
Settle invoiced fees from Precision Transactions within 7 days of the closing or a $50 late fee will apply
